At the recent Homeowner Annual Meeting held November 9, 2011, the following matters were presented and discussed. Unfortunately, we did not have a quorum of 39 homes represented at this meeting, so no “official” business could be conducted, or votes taken.
1) Financial results – Against budgeted expenses of $74,220, the board is projecting that our actual expensed will be $59,520. This reduction in expenses for 2011 resulted from not running the waterfalls during the summer, and not mulching the plantings around the ponds due to a top dressing that the company who replaced virtually all of the plantings applied. This will result in approximately $20,000 left in reserves for future use.
2) The board presented a budget that does not require a change in our annual dues. A “straw vote” of homeowners at the meeting indicated an almost unanimous agreement (20 of the 22 present) with the proposed budget.
3) It was reported that both of the waterfalls have been repaired, and the pumps have been successfully tested.
4) While the HOA board has accepted the lower pond as not leaking, it has been observed lately, that the pond does leak when it is near full capacity. We are still in the one year guarantee provided by the contractor, and they have been notified of the leakage problem. The problem will be investigated and repaired this fall/winter.
5) While it appeared that the middle pond was repaired, it has been discovered that this pond also leaks a small amount as well. The contractor is presently working to correct the problem. Work on this pond has not been accepted yet by the HOA board, so we are not within the 1 year guarantee period.
6) Assuming that the leaks are satisfactorily repaired by next spring, we plan for both the waterfalls and the fountains to be operated from 7am to 11pm, daily from March through November.
7) The whole landscaped area around the upper waterfall, and the lower pond has been replaced courtesy of the “escrow account” held by the City of Wildwood. All of the available funds in this escrow account have been utilized.
8) The grass areas and the banks of the lower and middle ponds have been re-sodded.
9) The low-volt light system and sprinkler system in the large common area around the ponds have all been repaired/redone.
10)The Social Committee headed by Marilyn Brightman reported on the neighborhood garage sale held this past spring and the neighborhood picnic this fall as being very successful. This committee has asked for someone to take over and for some volunteers to help out next year. Please contact Vicki Helfrey at vhelfrey@sbcglobal.net to volunteer.
11)The proposed amendment to the Wynncrest Homeowner’s Indentures was presented. While we did not have a quorum to vote, we took a “straw vote” of the 22 homes represented, and had 20 in support, 1 not in support, and 1 abstention. We will be sending signature pages out to all homeowners for your approval. These will need to be notarized. With 2/3’s approval, the amendment will be presented to the City of Wildwood, and then on to St. Louis County for recording.
12)Board election- Jon Michelson’s term of office expired, and he chose not to run again. We thank Jon for all of his help and advice these past 2 years. Without a quorum present to elect a new Trustee, the remaining Board of Trustees in accordance with Article III, (Board of Directors: Number, Powers, Meetings) Section 5, (Removal of Directors and Vacancies), has appointed Bob Warren to the Board until the next election at the 2012 Annual Homeowners Meeting.
