Decemember, 2014
Our Annual Homeowner Meeting was held November 12, 2014. Thanks to the Homeowners who attended and those who sent in their proxies to be counted.
As you know, in order for the HOA to be allowed to conduct business on your behalf a quorum must be achieved and at least three directors must be listed on our filing to the State of Missouri. Due to the rotating terms, only the election or appointment of one homeowner to Director was required. David Brightman was elected to that position. Your 2015 Directors and Officers are as follows:
Bob Warren: President
Dave Brightman: Vice President
Vicki Helfrey: Secretary
Here are the results of the Wynncrest Annual Meeting:
1. Landscaping
- Earlier in the spring, the entrance island on Wynncrest Falls was completely replanted, due to almost all of the plants dying due to the harsh winter. Also, we replaced several dead shrubs around the lakes due to the same harsh winter.
- Parts of the neighborhood are 12 years old now and maintenance needs to be done to some of the cul-de-sacs and common areas. We have hired Zick’s Great Outdoors to do this work. It will begin this month and will be completed in the spring.
- 97 pear trees in the neighborhood are infected with the “fire blight” disease. We contacted the City of Wildwood. Because these are street trees, the City will be responsible for the three step treatment of these trees and will also cover the cost of the treatment. This treatment will be done in the spring of 2015.
2. Landscape Lighting:
- Wiring for all the landscape lighting in both entrances and Ponds and fall area are being replaced. Bulbs will be replaced with LED lights which will burn longer saving on outages and repair. At the time of our meeting, this work was being completed.
3. Ponds and Falls
- To our knowledge, the falls still leak. We have made several attempts to contact the contractor (who claims he could repair the leaks to the pipes and falls) to discuss money possibly owed, as well as what work he claims to have been completed, with no success. Note: The HOA has not paid any money for any repair to the ponds and falls. We believe the pipes have been repaired. However, we believe that the leaks are all still in the falls. Homeowners in attendance directed your trustees to contact the HOA lawyer to see how to separate with this contractor and move forward with another company to price possibly applying “gunite” to the falls.
4. Home at 2714 Wynncrest Manor
- The homeowners at the time of the fire have sold to Fischer & Frichtel which is the company that built several homes in the first phase of the subdivisions. Fischer & Frichtel has stated their intentions of rebuilding and are in the process of submitting those plans to the Trustees for approval.
5. Budget for 2015
- The homeowners approved the budget for 2015. This budget will keep our annual dues unchanged.
