Garage Sale

Spring is here, and it’s time to clean out the garage and storage areas. Marilyn Brightman and committee have set up a neighborhood garage sale to be held on Wednesday, April 27, and again on Saturday, April 30, both from 7 a.m. – 1 p.m. Please notify either Marilyn, [16220 Wynncrest Falls Way, 636- 821-1086], or Lori Madey, [16343 Wynncrest Ridge Court, 636- 405-1118] before April 22 if you wish to participate. The sale will be advertised in various local papers.
*You may pick up your flag (to show garage sale participation) at either of the addresses shown above on Tuesday, April 26.

Construction Completion

The last lot, number 43 on Wynncrest Ridge Court has been built and closed, so Wynncrest is now fully built out. Construction traffic has now diminished substantially.

Ponds/Waterfalls project

The HOA Board recently met with the City of Wildwood, and representatives from Kelpe Contracting to review remaining open issues with the waterfalls/ponds project. The list of open issues was agreed to by all parties, and a goal of completion of all items by April 30, 2011 was determined. Damaged sidewalk sections have already been replaced, damaged/removed trees replaced, and grass areas restored. The 4 fountains will be replaced and tested soon. Beyond that are final repairs of both the upper and lower waterfalls, and testing of the waterfalls pumps.

While the lowest pond is holding water, and the one year guarantee period is in effect, the middle pond is still an open issue. Determination of whether the pond leaks or not cannot be determined until it fills fully with spring rains. Once it fills to a predetermined level, it will be observed for leakage. If leakage is not observed, the one year guarantee period will initiate.

The fountains will be turned on during daylight hours following re-installation. The waterfalls will be operated during daylight following testing of the pumps, and leak testing.

2010 Annual Meeting
Proposed Amendment:

The “proposed amendment” to the Wynncrest Indentures received a great deal of discussion. A majority of homeowners in attendance requested that the subject be turned over to a committee of the HOA Board to study further, with a view of incorporating a procedure, or series of steps, to be followed by the HOA Board on any infractions of the Restrictions. A homeowner committee, made up of over ten homeowners, has been established with Paulette Playce as the Chairperson. The committee has initiated discussions and the outcome will be presented to all homeowners via mail prior to the next homeowner meeting.
The new language will then be incorporated into a proposed amendment to the Indentures for consideration and vote at the next homeowner meeting.

2011 Budget/Dues:

The proposed 2011 budget was approved with annual dues left at $600/year.

Officer Election:

The election resulted in Larry Walker being reelected to the HOA Board for another three year period. Following the Annual Meeting, the Board met to elect the following officers: Larry Walker, President, Jon Michelson, Vice President, and Vicki Helfrey, Secretary-Treasurer.
