Recently, in the “New Home Folio” section of the St. Louis Post-Dispatch, an article appeared covering The Jones Co. building homes in Wynncrest. In the article a statement appeared that indicating that homes will be “priced from the mid-$400,000’s,” which is not correct. These types of articles are prepared weeks in advance of publication and perhaps, at the time the article was prepared, the marketing arm of The Jones Co. felt they were going to be able to build homes here that started in the mid $400,000’s. That is not the case, and we are happy to clear up any misunderstanding this article may have caused.

Following the annual meeting held late last year, the Wynncrest Board of Trustees met and established Architectural Guidelines that we could utilize with any builder that may be building on the remaining unfinished lots in Wynncrest. These guidelines were developed in full consideration of the language that appears in our Declaration of Trust, Covenants, Conditions and Restrictions: “The purpose of the foregoing requirements is to ensure that the appearances, aesthetics, and design of the development shall at all times remain constant and uniform.” In full understanding of this language, and in concert with the Association’s attorney, we developed very specific Architectural Guidelines for builders to follow on each home built in Wynncrest. Additionally, each builder must submit detailed house plans including renderings of what each elevation (side) of the house will look like when completed. Choices of siding color, roof shingles, brick, stone, trim color, etc. must be included for our consideration and approval. No builder can secure a building permit from the City of Wildwood without a written approval from the Wynncrest HOA accompanying the application.

We have met numerous times with the management of The Jones Co. to communicate our Architectural Guidelines, and have been successful in reaching an agreement with them on each of our requirements. Specifically, they will be using Hardie Board siding as all the other houses in Phase 5 have; approximately 80% brick/stone on the front elevation to include a 2’ wrap around corners; driveways to have a swirl finish with 4” border; shingles to be “Architectural;” front entry doors to be 8’ steel or better; minimum of 3 car side-entry garages; mailboxes to be wrought iron look alike or brick/stone; front elevation to include a crown molding trim package similar to that installed by Levinson.
The Jones Co. also agreed to modify the plans of 2 of their models to increase the amount of square footage to meet our requirements. The Jones Co. plans to offer five different models of which two would be ranches with the smallest having 3031 sq. ft. above ground, two (2) story and a half homes of which the smallest would be 3934 sq. ft. above ground and one two story house that has 3838’ above ground. The five models carry a “base” price in a range of $496,990 – $524,990, with Lot Premiums on almost all of the lots upon which they will be building. As Levinson, The Jones Co. offers many options, of which on the average, their homeowners pick abut $200,000. As such, their homes will end up being priced at $650,000 – $750,000, with some going higher, just as Levinson had.

After the many meeting we have had with The Jones Co. management, your Board of Trustees is confident that they will comply with our requirements, and that we have access to the right personnel within The Jones Co. in the event we have a slip up.
