While we wait for Spring to come, we are noticing progress by the City of Wildwood and the two banks involved with the various empty lots, model homes, and spec houses.

The City of Wildwood contracted with a nursery to plant city approved trees as terrace trees in phase two of Wynncrest. The work was completed in December with a total of 80 new trees.

All of the empty lots have been cleared of construction materials, regraded and erosion control devices installed. The contractor who completed this work has assured us that in the event there is any further erosion problems stemming from these empty lots, it will be corrected and any damage to adjacent finished lots repaired.

The large pile of dirt left on the west side of the upper pond has been used to fill in a rather large hole near a storm sewer outlet in the vicinity. Five fairly significant erosion areas around the upper pond and middle pond have been identified and will be repaired this spring by a contractor working for the City.

The City of Wildwood is still in conversation with 3 different engineering firms who will perform a comprehensive study of the leakage problems associated with the ponds and waterfalls. We anticipate that the findings of the engineering firm selected will be available late spring, with corrective action performed thereafter.

When all construction work is completed in the common area around the ponds, the landscaping will be addressed and redone as money is available.

The partially completed home on Lot 133 and the foundation on Lot 126 will completed as originally designed with Levinson by Monterey Custom Homes. Work will commence on these 2 houses as soon as the weather breaks. The Board of Trustees of Wynncrest, acting in its capacity as Architectural Control Committee has met with this builder and approved the selection of exterior colors and house design.

The black plastic silt fences noted on either side of the second entrance to Wynncrest have been removed. The upper waterfall will be cleaned by power washing this Spring and this process will be required every 2-3 years to remove unsightly plant growth and silt.

Royal Banks has advised us they have entered into a contract with Centex (the old Jones Company) to sell and build homes on the remaining 14 lots. The Board of Trustees has developed Architectural Standards that will be communicated to Centex, as well as utilized to review plans submitted for approval prior to building on any of these lots. The bank advised us that Centex intends to build a model home on one of the lots and then purchase at least one lot per calendar quarter until all are completed.

We have set up the process with the City of Wildwood that they will not issue a building permit unless the plans submitted to them are accompanied by a letter of approval by the Board of Trustees of Wynncrest acting as Architectural Control Committee.

The 2 story spec house built in the cul-de-sac at the end of Wynncrest Ridge Drive has been sold, as has the first model house by Levinson on Wynncrest Falls Drive.

Finally, we have received a number of complaints from various homeowners regarding the failure on the part of some dog owners to properly remove pet waste, as required by city ordinance, while they are out walking their dogs. This problem has been noticed in the common areas as well. We would ask all dog owners to please exercise consideration of their neighbors by not allowing this problem to continue. If the problem persists, we would encourage offended homeowners to contact the City of Wildwood to lodge a formal complaint against the offending pet owner. The police will then handle the situation.
