Spring is here, and we have many new neighbors, thanks to the selling efforts of The Jones Co. (hereafter referred to as Pulte Homes). We have many things going on in Wynncrest which are covered below.
• First, we will be having a Special Homeowner Meeting on Thursday, May 27, 2010, at The Daniel Boone Library, at 7 pm. We encourage you to attend this important meeting. The agenda for this meeting is as follows:
• Discuss proposed amendment to our Covenants, the details of which have been mailed to you. Note: in order to amend the Covenants, we must have at least 66 2/3’s of all homeowners sign the amendment. It is important for you review the proposed amendment, and give favorable consideration in order to limit the amount of legal fees we have to pay for those homeowners who refuse to comply with the Restrictions.
• Establishment of an “Activities Committee” to address neighborhood activities, such as: picnic, neighborhood garage sale, summer block parties, etc. Please come prepared to sign up for this committee if you are interested.

• The City of Wildwood has advised us that those street sections and sidewalk sections that are damaged or cracked will be replaced this summer. This will be a fairly major project in that there are 46 street slabs, and, at least 40 feet of sidewalks to replace. They have assured us that they will do one side of the street at a time to allow for traffic flow. Terrace areas will undoubtedly be damaged in the process, and the City will repair any damages at the end of the project. Please test your irrigation systems along the terrace after these repairs are completed to identify any damage so the City can repair it.
• The City of Wildwood will contract to have the three ponds and both waterfalls repaired in accordance with the recently completed Engineering Study. This project will also be a major undertaking, as the ponds must be drained, either partially or completely, in order to be fully repaired, refilled, and tested for leakage. The waterfalls will be repaired simultaneously with the pond repair. Your Board has had numerous meetings with both the City and the Engineering firm in an effort to make sure the repairs will resolve the leakage problems we have been faced with.
• Pulte Homes has been successful in selling the last remaining lot in Phase 5, and construction on their 14 lots should be complete by early Fall.
• We have received a number of complaints from homeowners about homeowners who walk their dogs and allow them to do their “business” either on homeowner lawns or the common areas without removing the waste. This is in violation of Wildwood ordinance, and we ask that dog owners respect the other homeowners’ property by removing the waste. Violators who continue to not adhere to the City ordinance will be identified to the proper authorities at Wildwood. It is also requested that pet owners keep their pets properly contained.
• Please remember that all homeowners need to have “improvements” to the exterior of their homes approved prior to the start of any work. This can be done by completing an “Improvement Request Form,” which can be obtained from the website, and submitting it to the board for approval. This includes items such as decks, patios, pools, fences, satellite dishes, backboards, etc. These requests are always turned around very quickly.
• The homeowners in the cul-de-sac at the end of Wynncrest Falls Way are in the planning stages for landscaping the center circle in front of their homes, to be completed this summer.
