On May 27, 2010, a Special Meeting of your HOA was held primarily to bring homeowners up to date on various matters. Additionally, a proposed amendment to the covenants was discussed.
We had several people volunteer for our Activities Committee and Vicki Helfrey is in the process of contacting them. This committee will be responsible for neighborhood activities such as a neighborhood garage sale, picnic, block parties, etc. We will have a report from this committee at our Annual Meeting in November.
The City of Wildwood had completed and replaced street and sidewalk sections per their original schedule.
The Jones Co. / Pulte Homes sold their last lot and will begin construction in the next few weeks with completion expected by early winter. Monterey Homes has begun construction on Lot #43 on Wynncrest Ridge Court. This is the last lot to be developed in phase one.
Work has been done on several cul-de-sacs. The second cul-de-sac on Wynncrest Manor was redone due to its being extremely overgrown. The homeowners around the cul-de-sac at the end of Wynncrest Falls Way planned and planted their cul-de-sac and it is now complete. Thanks to Tom and Kathy Manenti for taking the lead on this project. We encourage you to drive by and see the fantastic results!
There are a few dead and/or missing bushes in some of the islands and cul-de-sacs in Wynncrest. These will be replaced in the fall planting season.
As you are aware, we have a lien claim on the common ground by Kelpe Construction in the amount of $189,000 for unpaid work performed on the ponds and waterfalls. This lien is being actively worked on by our attorneys in an effort to have it dismissed.
The City of Wildwood had received bids on the work required to repair the numerous problems associated with the ponds and waterfalls. Following a final review by the City, a contractor will be selected and work should commence later this summer.
During the special meeting, dog owners were requested to remove their pets’ waste from other homeowners’ lawns, as well as in the common areas of Wynncrest. Also, for those homeowners that have invisible pet fences, the fence line should not extend all the way to the street or sidewalk, so as to prevent their dogs from rushing up to others who are walking by. Similarly, dogs that are not in pet fences must be restrained or contained to your yard. This is for the safety of your neighbors as well as the safety of your pet.
We remind all homeowners that any improvements to the exterior of your homes require the submittal of a completed “Improvement Request Form” for review and approval prior to any work commencing. This includes (but is not limited to) pools, hot tubs, decks, patios, fences, driveway extensions, satellite dishes, basketball nets, room additions or exterior remodels. Your Board of Trustees tries to turn these around in a matter of days. This form is available on the website.
The proposed amendment to our covenants, as written and submitted to you earlier this summer, has failed to pass with the needed 66 2/3% of homeowner approval. Most homeowners do not object to requiring offending homeowners to reimburse the HOA for legal and court costs associated with violations of the restrictions. However, they would prefer that our current procedure of advising those homeowners who are in violation before the Board can take legal action be included as an official part of this process and be in the amendment. Accordingly, the Board will draft language in keeping with this request and submit to all homeowners in Draft form for consideration, prior to voting on this amendment at the annual meeting in November.

Hello Neighbors!
Several neighbors have voiced concerns over suspected recent crimes in Wynncrest. We, as your trustees, wanted to address these concerns so that everyone can be informed.
According to Officer Brad Wood, from the Wildwood police department, there have been no reports of actual home break-ins in our neighborhood, with the exception of one, in the past few years. We have one of the safest neighborhoods in West St. Louis County.
Most of the crimes in our area seem to be property crimes of opportunity. “Car Hopping” is a crime of opportunity, committed usually by local teens at night. This is where they go by parked cars, check if they are unlocked, and steal anything they can carry away.
So, what can we do? As a neighborhood, there are at least four things we can do to help keep crime at bay. First, lock you cars and don’t leave anything of value in them. Second, close your garage door at night. Third, call your neighbor and let them know when something is amiss. For example, if your neighbor always shuts their garage and late one night, you notice it open, give them a call. Finally, BE AWARE. Call the police if you see something that concerns you. They want to be notified.

One final note: People who solicit in this neighborhood are required to have a license by St. Louis County to sell. If you see someone soliciting door-to-door, call the police. They will come and ask to see the license to sell. If there is not one, the police will make the solicitors leave.
