Pond and waterfall update
Presently, the contractor is repairing leaks in the middle pond, and repairing leaks in the upper waterfall. When these repairs are completed, the middle pond will be filled to determine whether the leak(s) have been repaired. The pond will be filled with water from the upper pond through the upper waterfalls which will indicate whether the leak repair work on the falls has been successful. After the middle pond is filled, the water level drop rate will be monitored to ascertain if there are further leaks. If not, the one year guarantee period will commence. During this period, the damage to the grass area of the common area, and the sprinkler system will be repaired. The bank of the middle pond will be reconstituted as well. If all of the repairs have corrected the leakage problem, the construction work will be complete.
The waterfall pumps have been tested and are fully operational.
Landscaping
The lower pond and the area around the upper waterfalls have been completely re-landscaped courtesy of the remaining amount in the escrow account held by the City of Wildwood. This project required a number of changes to the irrigation system, as well as repairs, which have been completed. The low-volt lighting systems in the same areas have also been redone and updated. Once the new landscaping has become established, the weeds will be removed and the beds covered with mulch. The later part of this project will be completed by next spring.
Proposed Amendment
At each of the past three Homeowner meetings a proposed amendment to the HOA Indentures has been presented and discussed. The majority of the proposed amendment involves “clean-up” matters left as a result of Levinson abandoning Wynncrest. The language dealing with these matters did not present any controversy to those homeowners that have been present at these meetings. Included in this proposed amendment was a new Section 17 to Article IX, which was met with considerable discussion and controversy. This proposed section addressed homeowners who willingly violated the Restrictions outlined in Article IX. A committee of homeowners was established to address this portion of the proposed amendment. The committee was chaired by Paulette Playce, and met several times over this past year. The essence of the work by this committee addressed establishing a “process” that the Board of Trustees is to follow on any future Restriction violation. The work of this committee has been reviewed by the HOA’s attorney and is included in the pdf attachment to this document. Please read through it and be prepared to vote on it at this next Annual Meeting.
